Do I qualify?

  • Gross household income must be at least three (3) times the monthly rent.
  • Self-employed applicants will be required to produce most recent tax return and/or 1099. 
  • Four (4) most recent paystubs must be provided if you are a W2 employee.
  • Bank Statements may be provided in lieu of paystubs, IF the bank statement clearly shows the applicants name and the deposit details reflect the employer's name (at least 3 recent deposits).
  • Social Security recipients will be required to provide a copy of their current year benefits statement.
  • SNAP Benifits are considered as income with proof of benifits.
  • All income sources must be verifiable.
  • Child Support is not an acceptable income source.
  • New employment letters and/or employer statements, will not be accepted as proof of income.
  • Rental History must be verifiable (within the last 3 years is preferred). 
  • Must be in good standing with landlords (past & present).
  • Must NOT owe any Landlords any monies.
  • Cannot have any evictions filed against you (regardless of the resolution) within the last four (4) years. 
  • A criminal history will be obtained on all applicants.
  • No felony convictions within the last four (4) years.
  • Must not contain any felony conviction(s) for the manufacture or distribution of a controlled substance within the last 7 years.
  • Must not contain any felony conviction(s) resulting in bodily harm or intentional damage/destruction of property within the last 7 years.
  • No convictions for any sexual related offense EVER.
  • A credit history will be obtained on all applicants.
  • No repossessions within the last 4 years.
  • No Bankruptcies.
  • Medical collections are not considered.
  • Not all properties permit pets.  Be sure to check the pet policy regarding the applicable property.
  • IF pets are permitted at the applicable property, pet fees and pet rent will apply.
  • Two (2) pets maximum allowed, (if permitted). 
  • The Non-Refundable Pet Fee/PER PET is $300
  • Monthly Pet Rent is $30 for one (1) and $50 for two (2).  
  • If a pet is permitted, they must be current on all vaccinations. A color photo of the pet, along with a copy of current vet records and rabies license, is required at application. This is also applicable for service animals and emotional support animals.
  • No pets over 30 pounds permitted.
  • Breed restrictions apply.
